Airport Property Manager

Purpose:
 

Under nominal supervision or working independently, this position oversees and manages the strategic direction of airport property management at Austin-Bergstrom International Airport (AUS), ensuring the effective marketing, administration, and leasing of airport real estate assets to support operational and revenue objectives.

Duties, Functions and Responsibilities:
  Essential duties and functions, pursuant to the Americans with Disabilities Act, may include the following. Other related duties may be assigned.
  1. Manages and oversees the preparation, negotiation, and administration of AUS real estate agreements, including marketing unleased airport space and collaborating with third-party developers.
  2. Prepares requests for proposals (RFPs) and invitations for bids (IFBs).
  3. Negotiates and administers leases, contracts, and agreements for use of airport properties and facilities.
  4. Coordinates with the City's Law Department and other agencies to develop appropriate legal documents.
  5. Develops and maintains lease management files.
  6. Conducts research and prepares special reports and studies.
  7. Manages the airport’s tenant improvement program.
  8. Coordinates with other City departments for the appraisal of airport real estate assets and oversees tracking of appraisals and building studies to ensure compliance with Federal Aviation Administration (FAA) requirements.

  Must possess required knowledge, skills, abilities, and experience and be able to explain and demonstrate, with or without reasonable accommodations, that the essential functions of the job can be performed.
  • Knowledge of supervisory and managerial techniques and principles.
  • Knowledge of airport property management, including lease negotiations, tenant relations, and real estate development.
  • Knowledge of FAA regulations and compliance requirements related to airport property management.
  • Knowledge of applicable processes, techniques, and methods.
  • Knowledge of, or ability to learn, City practices, policies, and procedures.
  • Skill in handling conflict and uncertain situations.
  • Skill in handling multiple tasks and prioritizing.
  • Skill in using computers and related software applications.
  • Skill in data analysis and problem solving.
  • Ability to establish and maintain effective communication and working relationships with City employees and the public.
  • Ability to manage and oversee tenant improvement programs.
  • Ability to work with frequent interruptions and changes in priorities.
Minimum Qualifications:
 
  • Bachelor's degree in Public or Business Administration, Economics or related field, plus four (4) years of experience involving airport contracts/lease management or governmental property management.
  • One (1) year of experience may substitute for one (1) year of the required education with a maximum substitution of four (4) years.
