| Purpose: |

This position is responsible for all assigned resources to manage and maintain City of Austin facilities and property. Plans, organizes, directs, and controls all Building Services activities. |
| Duties, Functions and Responsibilities: |
| |
Essential duties and functions, pursuant to the Americans with Disabilities Act, may include the following. Other related duties may be assigned.
- Insures effective and efficient management, operations, and maintenance of City of Austin facilities and property.
- Complies with safety and environmental requirements.
- Meets customer demands for quality service.
- Provides financial managerial reports as required.
- Develops and monitors operations, maintenance, and capital budgets, and responds to any deviations from cost/time line projections.
- Develops and implements Building Services business plans that promote completion of the overall City of Austin business/strategic plans and initiatives.
- Recruits, develops, and retains management and technical staff to insure completion of assigned goals and objectives.

Responsible for the full range of supervisory activities including selection, training, evaluation, counseling, and recommendation for dismissal.

Must possess required knowledge, skills, abilities, and experience and be able to explain and demonstrate, with or without reasonable accommodations, that the essential functions of the job can be performed.
- Knowledge of municipal asset utilization and regulatory/legislative issues.
- Knowledge of building maintenance processes, practices, issues and policies.
- Knowledge of real estate management processes, practices, issues and policies.
- Knowledge of safety regulations, policies, practices and procedures.
- Skill in structuring a complex organization to meet changing environments.
- Skill in communicating effectively both orally and in writing.
- Skill in establishing and maintaining effective working relationships with other City employees and the general public.
- Ability to coach and develop subordinate staff.
- Ability to direct and lead work group.
- Ability to quickly recognize, analyze and respond to irregular events and emergencies.

| Minimum Qualifications: |
| |
- Bachelor's degree in Business, Engineering, Architecture, Real Estate or related field plus five (5) years of related experience in facility maintenance management, three (3) of which must have been in a management capacity
OR
- Master's degree in Business, Engineering, Architecture, Real Estate or related field may substitute for two (2) of the required years of experience.
