Purpose:
 

Under general supervision, this position performs routine building and equipment maintenance tasks in repair, installation, maintenance and construction for electrical, electronics, HVAC, plumbing, carpentry and electro-mechanical systems in all ABIA facilities.

Duties, Functions and Responsibilities:
  Essential duties and functions, pursuant to the Americans with Disabilities Act, may include the following. Other related duties may be assigned.
  1. Inspects buildings and equipment for needed repairs and maintenance. Performs repairs to facilities and equipment.
  2. Completes assigned work orders, including materials ready, performing PM inspections, repairs and new equipment installation activities.
  3. Assists with performing system diagnostics, calibrations, troubleshooting and repairs.
  4. Assists with the installation, maintenance and repairs of electromechanical equipment and systems.
  5. Operates various hand and power tools to include: drills, grinders, sanders, power saws, sewer machines, pro-press, shop vacuums, water-jetters etc.
  6. Performs skilled carpentry work in the construction/repair of walls, ceilings, flooring etc.
  7. Repairs and replaces electric plugs, switches, ballast, lamps, fixtures, cords.
  8. Repairs and installs door hardware/closures, kick plates, handles, locks and crash bars.
  9. Performs plumbing installations and repairs such as installing or repairing faucets, unclogs drains, replace valves, commodes, urinals soap and towel dispensers.
  10. Performs service on pumps, air handlers, cooling towers; repacks bearing, changes oil and filters, lubricates motors, gear boxes and pumps.
  11. Assists in repairing system equipment and components using aerial man lifts at heights up to 200 feet.
  12. Safely performs operations and maintenance tasks including confined space entry and working in hazardous environments.
  13. Assists with the oversight of maintenance and repair activities performed by third party contractors.
  14. Maintains records of repairs, calibrations and tests and records the information in the AMS (asset management system)
  15. Read blueprints, drawings, schematics and equipment operational manuals.
  16. Performs maintenance and inspections on fire extinguishers.

Knowledge, Skills, and Abilities:
  Must possess required knowledge, skills, abilities, and experience and be able to explain and demonstrate, with or without reasonable accommodations, that the essential functions of the job can be performed.
  • Knowledge of OSHA safety regulation.
  • Knowledge of proper safety practices and procedures.
  • Knowledge of the equipment, methods and materials used in equipment and facility maintenance.
  • Knowledge of proper methods and procedures used in cleaning work area and equipment.
  • Knowledge of equipment, methods, and materials used in moderate levels of maintenance, construction, i.e. equipment maintenance, building walls, hanging doors and windows.
  • Knowledge of tools and materials used in equipment and facility maintenance.
  • Knowledge of electrical and electronic theory as it applies to relays and control devices.
  • Knowledge of door hardware and locking mechanisms.
  • Knowledge of city practice, policy and procedures.
  • Knowledge of general plumbing systems and equipment.
  • Skill in oral and written communication.
  • Skilled in handling multiple tasks and prioritizing.
  • Skill in using computers and related software.
  • Skill in problem solving.
  • Skill in planning and organizing.
  • Ability to operate power tools.
  • Ability to troubleshoot electrical, electronic, HVAC, electro-mechanical and plumbing problems.
  • Ability to work in confined spaces where there is limited or restricted means of entry and exit.
  • Ability to read and understand blueprints, schematics, drawings and equipment operational manuals.
  • Ability to establish and maintain a good working relationships with other City employees and the public
Minimum Qualifications:
 
  • Graduation from an accredited high school or equivalent, plus four (4) years of facility maintenance, equipment maintenance, or construction work, two (2) of which are in heating/air conditioning, electrical, electronics, electro-mechanical or plumbing systems.
  • Relevant work experience may substitute for the education up to the maximum of four (4) years.
Licenses and Certifications Required:
 

State of Texas Class "C" Driver’s License.
