Airport Commercial Manager

Purpose:
 

Under nominal direction or working independently, this position manages business development and commercial operations of Austin-Bergstrom International Airport (AUS), overseeing airline affairs, concession management, leasing and real estate, and the performance of retail, food and beverage, and service concessions.

Duties, Functions and Responsibilities:
  Essential duties and functions, pursuant to the Americans with Disabilities Act, may include the following. Other related duties may be assigned.
  1. Manages and directs the preparation, negotiation, and administration of AUS real estate leases, concession agreements, and permits. Oversees airline contracts and airline affairs, and ensures compliance with airline agreements.
  2. Manages concession contracts, including advertising, food and beverage, retail, and rental car tenants, ensuring compliance and maximizing revenue opportunities.
  3. Conducts research and provides recommendations to support the commercial development of airport properties and concessions.
  4. Administers and ensures compliance with concession agreements, real estate property leases, and facility agreements, including renewals.
  5. Administers utility and public easement license agreements.
  6. Oversees the drafting of proposals, bids, leases, and permit documents, assigning tasks as necessary.
  7. Establishes evaluation criteria for proposals and bids, and recommends contract awardees to leadership.
  8. Administers land acquisitions and manages the airport land use development program.
  9. Develops and executes plans and budgets to support commercial and concession operations.
  10. Implements strategies to attract quality tenants and optimize revenue from airport properties, real estate, and concessions. Monitors and analyzes sales reports, financial performance, and revenue trends.
  11. Delivers presentations to City officials, airport tenants, AUS executive staff, and community groups regarding airport commercial concessions programs.
  12. Manages the airport concessions marketing program and represents AUS at industry meetings.
  13. Develops and implements procedures for the efficient preparation, distribution, storage, and retrieval of revenue-based contracts.
Responsibilities - Supervisor and/or Leadership Exercised:

Knowledge, Skills, and Abilities:

  • Knowledge of supervisory and managerial techniques and principles.
  • Knowledge of contract administration, compliance, and negotiation.
  • Knowledge of airport concession management, leasing, and real estate operations.
  • Knowledge of Federal Aviation Administration (FAA) regulations related to airport real estate, rates and charges, and concession management.
  • Knowledge of airport land use development and revenue optimization strategies.
  • Knowledge of applicable processes, techniques, and methods.
  • Knowledge of, or ability to learn, City practices, policies, and procedures.
  • Skill in managing contracts and contract compliance.
  • Skill in handling conflict and uncertain situations.
  • Skill in handling multiple tasks and prioritizing.
  • Skill in using computers and related software applications.
  • Skill in data analysis and problem solving.
  • Ability to establish and maintain effective communication and working relationships with City employees and the public.
  • Ability to develop and implement strategies to enhance revenue and attract high-quality tenants.
  • Ability to work with frequent interruptions and changes in priorities.
  • Ability to train others.
Minimum Qualifications:
 
  • Graduation with a Bachelor’s degree from an accredited college or university with major course work in a field related to Business or Public Administration, plus five (5) years of administrative/management experience in airport commercial management, contract management, airline liaison management, airport concession management, or airport property management or coordination, plus two (2) years of supervisory experience.
  • Graduation with a Master's degree in Business Administration, Public Administration, or a related field may substitute for two (2) years of the required experience.
