Building Services Director

Purpose:
 

Responsible for all assigned resources to manage and maintain City of Austin facilities and property. Plan, organize, direct and control all Building Services activities.

Duties, Functions and Responsibilities:
  Essential duties and functions, pursuant to the Americans with Disabilities Act, may include the following. Other related duties may be assigned.
  1. Insure effective and efficient management, operations and maintenance of City of Austin facilities and property.
  2. Comply with safety and environmental requirements.
  3. Meet customer demands for quality service.
  4. Provide financial managerial reports as required.
  5. Develop and monitor operations and maintenance, capital budgets and respond to any deviations from cost/time line projections.
  6. Develop and implement Building Services business plans that promotes completion of the overall City of Austin business/strategic plans and initiatives.
  7. Recruit, develop and retain management and technical staff to insure completion of assigned goals and objectives.
Responsibilities - Supervisor and/or Leadership Exercised:
 

Responsible for the full range of supervisory activities including selection, training, evaluation, counseling, and recommendation for dismissal.

Knowledge, Skills, and Abilities:
  Must possess required knowledge, skills, abilities, and experience and be able to explain and demonstrate, with or without reasonable accommodations, that the essential functions of the job can be performed.
  • Knowledge of municipal asset utilization and regulatory/legislative issues.
  • Knowledge of building maintenance processes, practices, issues and policies.
  • Knowledge of real estate management processes, practices, issues and policies.
  • Knowledge of safety regulations, policies, practices and procedures.
  • Skill in structuring a complex organization to meet changing environments.
  • Skill in communicating effectively both orally and in writing.
  • Skill in establishing and maintaining effective working relationships with other City employees and the general public.
  • Ability to coach and develop subordinate staff.
  • Ability to direct and lead work group.
  • Ability to quickly recognize, analyze and respond to irregular events and emergencies.
Minimum Qualifications:
 
  • Bachelor's degree in Business, Engineering, Architecture, Real Estate or related field plus five (5) years of related experience in facility maintenance management, three (3) of which must have been in a management capacity; Or
  • Master's degree in Business, Engineering, Architecture, Real Estate or related field may substitute for two (2) of the required years of experience.
