General Maintenance Supervisor I

Purpose:
  Under general supervision, direct the activities of building and roof maintenance personnel performing general maintenance as well as painting, plumbing, and carpentry repairs/maintenance.
Duties, Functions and Responsibilities:
  Essential duties and functions, pursuant to the Americans with Disabilities Act, may include the following. Other related duties may be assigned.
1.Coordinate project with contractors.
2.Enforce safety rules.
3.Develop work schedule.
4.Resolve work-related problems for subordinates.
5.Write/prepare monthly operational reports.
6.Read profiles and blueprints.
7.File papers, materials, etc.
8.Inspect buildings and equipment for needed repairs and maintenance.
9.Obtain bids and recommend contractors.
Responsibilities - Supervisor and/or Leadership Exercised:
  Required to perform all the necessary tasks as they relate to hiring, disciplinary actions, conducting employee evaluations, coordinating and delegating work, training and managing the flow of work for the operation.
Knowledge, Skills, and Abilities:
  Must possess required knowledge, skills, abilities, and experience and be able to explain and demonstrate, with or without reasonable accommodations, that the essential functions of the job can be performed.
Knowledge of supervisory techniques sufficient to direct the activities of a small work unit.
Knowledge of local ordinances and building codes.
Knowledge of general characteristics of facilities, machinery, and equipment.
Knowledge of basic plumbing.
Knowledge of ground maintenance.
Knowledge of equipment, methods, and materials used in moderate levels of construction, i.e. building walls, hanging doors and windows.
Knowledge of proper safety practices, procedures, and regulations applicable to work being performed.
Knowledge of the equipment, methods, and materials used in repairing and maintaining facilities.
Minimum Qualifications:
  Graduation from an accredited high school or equivalent, plus four years of experience in general building and construction work, one year of which was in a lead or supervisory capacity.

One additional year of relevant work experience may substitute for the required education with a maximum substitution of four years.
Licenses and Certifications Required:
  None.
