Real Estate Services Agent

Purpose:
  Under general direction, coordinate all legal, public involvement, and business transactions relate to the purchase, sale, exchange, dedication, or other City acquisition or disposition of highly complex, major transactions of real property.
Duties, Functions and Responsibilities:
  Essential duties and functions, pursuant to the Americans with Disabilities Act, may include the following. Other related duties may be assigned.
1. Identifies, negotiates, and closes acquisition of real estate for the City of Austin.
2. Consults with attorneys, Council members, and senior management concerning real estate transactions.
3. Plans, organizes, and participates in preparation and review of real estate acquisition and sale documents and instruments to assure accuracy, completeness and compliance with legal requirements.
4. Reviews site drawings, plans, and maps.
5. Works directly with elected officials, boards and commissions, department heads, and community and business leaders/groups to resolve issues.
6. Serves as member of various committees, task forces, etc.
7 .Coordinates division activities with other internal sections and outside entities.
8 .Responsible for projects such as the coordination of demolition, inspection, security, title clearance, soil testing, site location, property management, preparation of files for Federal auditing.

Knowledge, Skills, and Abilities:
  Must possess required knowledge, skills, abilities, and experience and be able to explain and demonstrate, with or without reasonable accommodations, that the essential functions of the job can be performed.
Knowledge of real estate practices and contracts.
Knowledge of city, state, and federal real estate policies, ordinances, and legal requirements.
Knowledge of city practice, policy and procedures.
Skill in effective oral and written communication.
Skill in handling multiple tasks and prioritizing.
Skill in using computers and relates software.
Skill in data analysis and problem solving.
Skill in planning and organizing.
Ability to evaluate contract agreements.
Ability to write and interpret legal descriptions of leases, real estate, easements and similar properties.
Ability to negotiate with property owners to accomplish objectives.
Ability to give public presentations.
Ability to make prompt decisions and develop new and relative ideas for providing a quality product and quality customer service.
Ability to exercise a good judgment, tact and diplomacy in all pubic dealings.
Ability to establish and maintain good working relationships with other city employees and the public.
Minimum Qualifications:
  Graduation with a Bachelor’s degree from an accredited college or university with major coursework in Public or Business Administration, Real Estate, or related area, plus five (5) years experience in real estate activities such as buying, selling, mortgage lending, title conveyance, property management, or real estate paralegal work.

Experience may substitute for the education up to the maximum of four (4) years.
